Market Perspective

The next 90 days will likely be decided less by mortgage rates and more by inventory. Rates still matter, but what I am seeing locally suggests that supply is becoming the bigger influence on how this market behaves.

Around the Council Rock area, across Bucks County, and throughout the Philadelphia region, inventory has been improving gradually compared to the tightest periods of the past few years. It is not a flood of listings, but it is enough to change the psychology of the market. Buyers are becoming more selective because they finally have more options. Sellers are realizing that simply hitting the market is no longer enough to guarantee immediate results.

At the same time, demand remains stronger than many headlines would suggest. Homes that are priced correctly, updated thoughtfully, and positioned well are still moving quickly, sometimes with multiple offers. Other homes are sitting longer and forcing price adjustments or concessions.

That growing separation is what I believe will shape the next phase of the market. The gap between homes that align with buyer expectations and those that do not is becoming increasingly visible.

From my perspective, the next 90 days are not going to be defined by one dramatic market shift. They are more likely to be shaped by how buyers and sellers adapt to a market that is becoming more selective, more strategic, and more balanced than it has been in years.

It’s hard to believe we are already heading into Memorial Day weekend, the unofficial start of summer. Between the warmer temperatures, longer evenings, and everything turning green again, it has definitely started to feel like the season is changing. Of course, now that the holiday weekend is here, the forecast is suddenly calling for rain most of Saturday and Sunday. We are still holding out hope that changes a bit before the weekend officially gets rolling.

Memorial Day has always felt like one of those holidays that carries a little deeper meaning behind all the cookouts, parades, and gatherings. It is a time to remember and honor the service members who gave their lives serving our country, along with the sacrifices made by their families through the years. However everyone spends the weekend, I hope there is at least a quiet moment somewhere in it to reflect on that.

It was a busy, productive, and enjoyable week all around. With the pool club opening this weekend, weather permitting, we are hoping to officially kick off summer mode. If the rain wins out, we will just have to pivot to Plan B, whatever that winds up being.

The weekend got started with a trip over to Doylestown for their Block Party, which always has a great atmosphere. The streets were filled with people strolling around, stores were busy, and there was a lot of energy throughout town. We spent some time shopping before stopping for dinner at Maxwell’s on Main, better known to most people as MOM’s. It is one of those places that just feels comfortable the second you walk in, lively without being overwhelming, with a warm neighborhood feel that keeps people coming back. I went with their hot pastrami sandwich on sourdough with pimiento cheese spread, dill pickle, and potato chips. Absolutely delicious. The food there is always consistently good, and the service has that friendly relaxed style that makes you want to stay awhile. On the way back to the car, we made one more stop at Le Macaron for a little treat before heading home. It was the perfect sweet ending to a really enjoyable evening in town.

Saturday morning had us heading out for our Young Lady’s boyfriend’s college graduation ceremony. He graduated cum laude, which was a really nice accomplishment and a proud moment for him and his family. While everyone was milling around between the ceremony and dinner, I suddenly heard a very familiar sound in the distance. Somehow, far from home, there was a Mister Softee truck nearby. I honestly never expected to see one around the college campus, but of course I had to flag it down for a twist cone. Some traditions are impossible to ignore.

Dinner that evening was at State Hill Craft Cocktails and Kitchen with his family, and it turned into a really nice way to wrap up the celebration. The restaurant has a polished but relaxed atmosphere with a modern rustic feel and excellent service throughout the night. I went with their meatloaf patty melt on marble rye with gruyere, caramelized onions, and truffle aioli. It was rich, flavorful, and definitely comfort food elevated a few levels. The whole evening had a really nice feel to it with good conversation, great food, and everyone enjoying the celebration together.

By Sunday afternoon, it was back to work for a few hours helping some clients, but we still managed to carve out a little downtime later in the evening with dinner followed by our now regular Sunday night two mile walk, this time on a new trail we had not explored before.

And somehow, while all this was going on, the Phillies have suddenly turned into the hottest team in baseball. Wonders never cease, as they say.

Local Market, At A Glance

One thing I’ve noticed lately is that buyers are finally starting to experience something that has been missing from our local market for quite a while, a little breathing room. Not necessarily a slow market, and definitely not a weak one, but a market where buyers have more opportunities to compare homes, think through decisions, and move with a bit more confidence.

The increase in new listings this past week really stood out to me. A lot of that activity is being driven by homeowners trying to make summer moves happen, especially families looking to settle into larger homes or different school districts before the next school year begins. That seasonal motivation tends to create a noticeable wave of inventory this time of year, and it can open doors for both buyers and sellers when the timing lines up correctly.

What makes this interesting is that buyer activity still remained healthy even with more choices entering the market. Pending sales continued moving higher, which tells me motivated buyers are still very much engaged even if they are taking a more measured approach than in previous spring markets.

What stands out to me right now is how much healthier this type of market can be for both buyers and sellers. More inventory creates more opportunity, but steady buyer activity shows demand is still very much present. When those two things begin to balance out, it usually leads to a more stable and productive spring market overall.

A modest dip in rates can feel encouraging, but it does not automatically make the bigger decision simple. When I talk with buyers, the real question usually goes beyond the weekly number. Can the home fit their budget, lifestyle, and long-term plans without stretching too far? That is where the conversation becomes more useful. Rates matter, but they only tell part of the story.

A better decision starts with the whole picture.
