Tuesday’s Home Strategy Weekly · Issue 380 Market Perspective If I were thinking about selling right now, the first thing I would do is step back and separate emotion from strategy. The market is not frantic like it was a few years ago, but it is far from stalled. That middle ground is where smart sellers can actually make clearer decisions. Timing matters, but not in the dramatic way headlines often suggest. I would focus less on trying to hit the perfect week and more on understanding my competition. How many homes like mine are active right now. How long are they taking to sell. What are buyers responding to. That context would shape everything. Pricing confidence is also critical. In a steadier market, buyers have options and they are paying attention. Overpricing does not create leverage, it creates hesitation. If I were selling, I would want to come to market positioned correctly from day one, rather than chasing the market down later. What I am noticing locally is that well prepared homes are still moving, especially when sellers are realistic and flexible. The market today rewards clarity and preparation over bravado. If I were selling, I would not be asking whether the market is perfect. I would be asking whether my plan is thoughtful, well timed, and grounded in the realities of this moment. At Home With Paul I guess the groundhog was right this year. Just when we were getting used to temperatures in the 40’s and thinking maybe winter was loosening its grip, it came roaring back and dropped 22 inches of snow on our doorstep. So here we go again, trying to will spring forward with temps climbing back into the 40’s this week and maybe even low 50’s by Sunday. That would be a welcome sight. After a stressful week with a few challenges, it felt good to slow things down a bit. Friday night we stepped into something completely different, an immersive Crystal Bowl Sound Bath designed to soothe the nervous system, quiet the mind, and support whole body restoration. The tones from the bowls filled the room in a way that almost forces you to unplug. It was one of those experiences where you walk out feeling lighter than when you walked in. As the weekend unfolded, client work took center stage. A number of appointments were moved up with the snowstorm looming, so Saturday turned into an intensive day of meetings and conversations. By the time evening rolled around, it was nice to shift gears and head out to see the Simon and Garfunkel tribute band, On Bleeker Street. Hearing those classic songs in an intimate setting brought back a lot of memories. I always enjoy when tribute bands share stories about the music and the artists, and while this group didn’t dive too deeply into that, they did spend some time talking about how the Everly Brothers influenced Simon and Garfunkel early on. They even played a few Everly Brothers songs at the end of the first set, which was a fun touch. Somewhere overnight my body decided to stage its own protest, and I woke up Sunday with a pretty nasty cold. Rest became the priority, especially knowing a big round of snow was on its way and we’d be spending the next few days moving it around. Later that night we watched the Netflix movie Moving On. It stars Jane Fonda and Lily Tomlin, who play two old friends reuniting at a mutual friend’s funeral and confronting a shared past. The film mixes humor with heavier themes of regret and unresolved feelings. It has that dry, sharp wit you expect from them, along with a bit of emotional depth. Reviews have been mixed, but I appreciated the performances and the way it balanced comedy with real life moments. By Monday morning, it was all about the snow blower, shovels, and pacing myself in between while the cold lingered. Like just about everyone in the area, we were digging out and making paths again. There’s something about a big storm that puts everyone on the same page for a couple of days. Now we wait for the melt and keep inching closer to spring. A little sunshine and a few degrees warmer always seem to change the mood around here, and I’m ready for that shift. Local Market, At A Glance Even with another winter storm looming, our local market showed real resilience this past week. I do think the threat of a blizzard likely slowed some homeowners from bringing new listings to market, especially with weather reports dominating the weekend. But what stood out to me was that buyer activity did not flinch. With the storm arriving late Sunday, contracts continued to move forward and momentum carried through the week. That tells me something important about the tone of this market. Buyers who are active right now are serious. They are not waiting for perfect conditions. They are prepared, watching closely, and ready to act when the right home appears. Sellers should take note of that. Even with a bit of weather disruption, well positioned homes are still drawing attention and getting results. Seasonal weather may create short pauses in listing activity, but it has not cooled demand. In fact, the steady rise in homes going under contract and into pending status reinforces what I have been feeling in conversations lately. There is strength underneath the surface. If this is how the market performs during a storm week, I feel confident about what the coming weeks will bring once the skies clear. Weekly Local Market Activity, Recent Snapshot Market Numbers, At A Glance What I see in this inventory chart is a market that remains broadly balanced overall, with certain pockets still favoring sellers while others are offering buyers a bit more room to navigate. Months of Housing Inventory, Past 12 Months Mortgage Rates, In Context Rates have moved lower again, and I’m noticing that more homeowners are thinking beyond just buying and selling. Many are revisiting their overall financial plan, especially those who purchased in the past few years and now have new options available to them. It’s easy to focus only on today’s payment, but the smarter conversation often centers on long-term positioning, flexibility, and financial strength. A rate shift can be an opportunity, not just a headline. It’s the full equation that matters.
