Market Perspective Inventory is the one variable I am watching most closely as we move into the second quarter and the heart of the spring market. It is not just about how many homes come to market, it is about how that supply is showing up across different price points and neighborhoods. Across Bucks County and the Philadelphia region, I am seeing a gradual increase in listings compared to where we were at the tightest points over the past couple of years. It is not a surge, but it is enough to begin changing how buyers and sellers are behaving. At the same time, mortgage rates have been inching upward again, influenced in part by broader geopolitical uncertainty and how that feeds into inflation expectations. That combination is creating a more thoughtful, measured pace. What stands out to me is how segmented the market feels right now. Some homes are still moving quickly, attracting multiple offers and even selling above asking price, especially when they are well prepared and priced correctly. Others are sitting longer, requiring adjustments and more strategic positioning. Demand has not disappeared, it has become more selective. Buyers are weighing decisions more carefully, and sellers are being asked to meet the market with a higher level of precision. From my perspective, this spring is less about speed and more about alignment. And how well a home aligns with what buyers want right now will quietly determine how it performs in the weeks ahead. It was a really productive stretch on my end, both in business and in learning. I have been spending more time diving into AI and how it can help me better serve my clients, and it really is amazing to see how much this industry continues to evolve. At the same time, it keeps reinforcing something that has never changed for me, which is staying focused on what my clients need and tuning out everything else. It is pretty incredible to think about how different things are now compared to when I first got started. Late Friday afternoon had me out in the Kennett Square and West Chester area showing homes to friends and clients, and after wrapping up those showings, I stopped by the office where the Easter Bunny was visiting, which added a fun seasonal moment to the day. From there, it was a relaxing night at home with my beautiful bride, enjoying a delicious dinner she lovingly prepared, catching up on a few episodes of Shark Tank, and settling into a slower pace for the evening. Saturday kept things moving with a few clients who are getting ready to list in April, along with showings for a first time buyer and a family looking to make a move tied to a school district change. As the day wound down, we took advantage of the spring air with a nice evening drive, making a few stops along the way to get some Easter shopping in. By Sunday, it felt like a good time to catch up on a few things. While my beautiful bride was out at brunch celebrating a friend’s birthday, I stayed back and got myself reset a bit, which was definitely needed. Later that evening we made our way back out for our usual walk on the trails, and as it has a way of doing, it gave us a few moments with some deer along the way. A couple of them even paused long enough to look right at us, almost like they knew they were part of the routine. It has also been nice having baseball back, even if the Phillies are already testing my patience a little. After a great opening day, it feels like we picked right back up where things left off, but it is still early and I am holding out hope that things start to come together soon. Looking forward to spending some meaningful family time this week and taking in everything that this season represents. With the holiday weekend approaching, we may see a brief slowdown in activity. In my experience, those moments tend to be pauses, not pullbacks, and often set the stage for the next wave of movement as we move deeper into the spring market.
